I would like to refinance my house and I have some negative or bad credit issues. Can anyone recommend a good Mortgage company that can do both (Refinance and Credit Repair? )

I’m concerned.

I’m looking into refinancing our house plus some extra to take care of some credit card debt. We really need to eliminate it, and while most of the banks I’ve talked to would barely lower my present rate of 7.3%, I talked to a "mortgage company" that offered me 6% straight.

I really need this refinance, but don’t want to end up in foreclosure because I don’t have the foresight to sense issues with this. It is relatively reputable…a family business in town for 20 years (not a fly-by-night), but what do I need to watch out for? What do I need to put in the agreement to make sure I don’t get screwed with one late payment or something. Can I make sure my loan doesn’t get sold to an outside source?

Help me out, please!

Without assigning blame for the past, here is where my spouse and I are at, and here is the situation.

Current Credit Score 710 -Trans Union

In December 2006 We enrolled in Credit Card Counseling:
December 2006 Credit Card Debt = ,257
Current Credit Card Debt = ,318
PMT = 30 per month
Average Interest Rate = 9%

Mortgage = 9,483.56
interest= 7.55%
PMT =22 without Escrow 57 with Escrow
Value = Estimated at 0 in this market.

Situation

Contract at work changed = Various decreases over 2009 growing to a negative 00 per month reduction by year end.

Unplanned third child coming in July = 0 estimated monthly cost increase.

Second Job obtained = 7 per month increase

Total Net income monthly deficit by year end = ,173.

We have approached both the Credit Card Counseling Company and the Mortgage Company and provided them all of the details, tax returns, w2′s ect. I have provided them documentation of the details of my forecast.

What do you think I might be able to renegotiate with the House and the Credit Card companies. We have never missed either payment. We are alright at the moment, just saving money bracing for the summer and fall. Our goal is to be in a position to remain current, keep the house and pay down the debts.

    I’m thinking of turning to the Hermosa Group to help get rid of my debt. I’ve hit rock bottom, with all the high interest on credit cards it’s nearly impossible to pay them off. I’ve been continually getting laid off which doesn’t help the situation either. How do these company’s work and is the Hermosa Group the answer? Also I’ve owned my own home for 10 years but I’ve really been wanting to move to a bigger house. Layoffs have ceased at my job so know I’m ready to try and move again. Will turning to a debt relief company ruin my credit or because I did this will no mortgage company give me another chance? Or if I stay with my current mortgage company if and when I can move will everything remain the same?

    OK, I would really appreciate if only people how know the true answer, will give answers as this is an important question for me and I need to know THE TRUTH. Someone at a local mortgage company told me that if I go to Consumer Credit Counseling Service and start working with them on my credit report, to fix things, this mortgage company person said the credit bureaus see this as me almost filing bankruptcy . I have never ever heard this and I want to know if this mortgage person is telling me the truth, I don’t think so because I have worked a little with Consumer Credit counseling service before ( the non- profit one, where we don’t pay anything, I think it is funded by the government). anyhow, I never understood it to be a " bad’ thing to do, to work with them What do you who are experienced in dealing with credit repair know ? I know there are a zillion places could sign up for money , but i don’t mean any of those places. Hope this is clear enough;)

    Do you go thru a bank? A specialist type company? What type of fees? Do they knock down some of your balances? Do they send you a check & you thereby payoff the balances (then just have the one single bill to this new creditor)? Or do they payoff the individual accounts – then merely send you a statement to begin paying? Do they require an asset of yours to apply the loan against (collateral) like IRA’s?

    ** I do not have a home to pull equity from; ex hubby got that (which by the way, he has NOT refinanced the house, so my name is STILL on the title. My ex is a lawyer & claims he does NOT have to refinance to clear my name, but the mortgage company says otherwise).

    I have a home in TX that I have lived in for the past 7 years. I owe more than it is worth so there is no equaity in it. Due to illness and reduction in income, I am finding it harder to make the monthly payments. It is a HUD loan. I have talked to my mortgage company about loan modification, short sale, and deed of leiu and they will not seem to work with me. My monthly payment is 00 and I had several realtors tell me that I can rent it for 0 per month. It is a small home and there are so many foreclosures in my neigborhood. My question is if worse to comes worse and it foreclosues and if the mortgage comapny files a deficiency judgment against me, can they take from my bank account and take my income tax returns? I already know that there will be a balance left over. Will bankruptcy help? I have no other major credit card debts.
    It is a FHA loan. I am not sure if HUD and FHA are the same but is a FHA loan. Thanks.
    I also forgot to ask if my wages can be garnished from this. I do not want to foreclose but it just might happen. I am already trying to work 2 jobs because my children love our home but it just might happen.

    We bought house (a foreclosure) in 2005 for 5K. Our loan ppl said our payments would be 00/mth. We didn’t know about taxes and ins. Or the 2nd mortgage. Payments = 00 a month.

    We are self employed. 6 months later I refinanced the 2nd for repairs and business exp. Now we owe 0K – 0 on first & 100 on 2nd. Things did not continue to go well. We were loosing up to K a month sometimes, and getting by on credit cards!

    So last year we put the house up for sale and guess what? Yup it still hasn’t sold. We were in credit card debt of K then. We’re in for K of cc debt now. And out of credit.

    We are making enough to pay the mortgages, biz exp and groceries (4200 mth). Not enough to pay the credit cards (1200 mth). I’m at 30 days late with 8 cc’s now. We have no savings; some mths we may have enough to pay a debt reduction firm, but I can’t be sure.

    If we lease purchase the house, that will give us money to move away and rent a cheaper house.
    I just don’t know how many more months we can hold on. I don’t want to do bankruptcy.

    Is there a way to do short sale without ending up with a 1099?

    What about foreclosure? I really don’t want to do that but anyone have advice for me?

    We’re making as much money as we can to pay our bills; the economy is hurting all small businesses. I never intended to have to use a debt reduction firm, this is very hard. The credit card companies won’t work with us until we’re 60-90 days over they say. I can’t get anyone that speaks good english on the phone at our 2nd mortgage company (Suntrust) and 1st (Countrywide) says they can’t do anything to help, not even deed in lieu.

    There is no extra money for anything right now; this month we had to pay 0 to dentist for one of our kids. We have no health insurance. That’s why we couldn’t pay our cc’s this month.

    Please don’t roast me; we need help from people smarter than us pls. Thanks.
    This was our first house purchase, sorry we were green and didn’t know there would be extra taxes and insurance, esp at an extra 0 a month. Mortgage people have been getting bad press for not fully disclosing details. Sorry if we were one of the suckers.

    We have no family other than ourselves -both sides. That sucks.

    Due to debt to income ratio, countrywide will not refinance, nor will any other companies. I’ve tried.

    Please note – we recognised we had a problem last year and tried to be proactive and sell the house so we could pay our debts. Buying too much house was a huge mistake.
